Estate New Hampshire Real Estate Commission

The New Hampshire Real Estate Commission is the body in charge of real estate licensing in the state of New Hampshire. The commission also investigates alleged ethical violations by real estate agents and brokers in the state and punishes them if needed.

In addition to related staff in charge of collecting fees and fines, the Commission’s board consists of one agent, one member of the public, one attorney, and two brokers — currently, Barbara Heath, Pauline Ikawa, Robert Stephen, Arthur Slattery and Nancy LeRoy, respectively.

The commission is located on the fourth floor of the State House Annex just south of the State House on Capitol Street in Concord, New Hampshire.

Real Source transformation

A source transformation is the application of Thevenin’s theorem to a current source, or Norton’s theorem to a voltage source.

Specifically, source transformations are used to exploit the equivalence of a real current source and a real voltage source, such as a battery. Application of Thevenin’s theorem and Norton’s theorem gives the quantities associated with the equivalence. Specifically, suppose we have a real current source, which is an ideal current source in parallel with an impedance. If the ideal current source is rated at I amperes, and the parallel resistor has an impedance Z, then applying a source transformation gives an equivalent real voltage source, an ideal voltage source in series with an impedance. In this source, the ideal voltage source has a value equal to the ideal current source’s value times the resistance contained in the real current source (<math>I \cdot Z</math>). The impedance component of the real voltage source retains its real current source value. This procedure is reversible, and can be summarized by keeping two things in mind:

Real Spanish colonial real

The real was the currency of Spain’s colonies in the Americas. The real was equal to the Spanish real de plata. Gold escudos (worth 16 reales) were also issued. The coins circulated throughout Spain’s colonies and beyond, with the eight reales piece (also known as the Spanish dollar) becoming an international standard and spawning, among other currencies, the United States dollar.


History

Coins were produced at mints in Bogotá, Caracas, Nueva Guatemala, Lima, Mexico City, Popayán, Potosí and Santiago. For details, see the Bolivian, Chilean, Colombian, Guatemalan, Mexican, Peruvian and Venezuelan reales. After the independence of Spain’s colonies, the real was replaced by currencies also denominated in reales and escudos, including the Argentine, Central American Republic, Ecuadorian, Honduran, Paraguayan and Santo Domingo real.


Coins

Unlike in Spain, the copper maravedí was not struck by the colonial mints. Most issued silver coins in denominations of ¼, ½, 1, 2, 4 and 8 reales and gold coins for ½, 1, 2, 4 and 8 reales.

Ciudad Real is a province of central Spain, in the southwestern part of the autonomous community of Castile-La Mancha. It is bordered by the provinces of Cuenca, Albacete, Jaén, Córdoba, Badajoz, and Toledo. Its capital is Ciudad Real.

The Tablas de Daimiel National Park is located in Ciudad Real, which also shares the Cabañeros National Park with Toledo province.

Niche describes Thermal optimum

A thermal optimum is either a portion of a specified geological time span in which the average temperature was above that of the average temperature for the entire specified time or the optimum range within which a biological process may take place or the ambient optimal range for a species’ niche.

In geology, scientists speak of a Holocene thermal optimum or maximum, for example, when referring to the warm period from 9000 to 5000 years before the present, in which an overall rise in average temperature is seen in evidence from ice cores and from stable isotope data. Scientists are interested in these periods because they may be clues to evolutionary pressures experienced by species during large spans of time.

In biology a thermal optimum describes the ideal boundaries for biological processes such as growth and development, and is usually characteristic of a species or population. Most biological processes are dependent upon enzymatic activity that can be impacted by the organism’s body temperature, which in term is a function of the organism’s metabolism and environment as each enzyme has a finite window in which it can function properly. An organism’s niche in the environment may then be dependent upon the thermal optima for all of its necessary biological processes.

In animals that inhabit the wave-tossed tidal pools of rocky shores thermal optima vary for each species and dictate the species’ tolerance of environmental conditions that lead to increased heating or loss of mechanisms for cooling. For example, exposure to sunlight when the tide is out, and lack of thermal insulation from the buffering effects of water due to its specific heat capacity may contribute to increased temperature leading to increased desiccation. An organism that has a high thermal optimum may still be able to function in this environment, while one with a lower thermal optimum may have its metabolic processes shut down during the drying period of exposure. An organism may be confined to a limited range of habitats due to the population’s thermal optima, while another population may have a different range of habitats open to it due to a different thermal optima for its biological processes. Ultimately the ability to adapt to greater extremes in such a harsh environment as the rocky shores where tide pools are formed may then be discussed in terms of varying environmental thermal optima for different species.

The term golf property is used to describe a niche in the property market: residential real estate linked to a golf course. Golf property can be in the ownership of the golf course or in proximity to the golf course. The idea of combining the design of a golf course with a subdivision housing property originated in the USA and is now found in many parts of the world.

In the United States, there are over 2,000 golf courses with surrounding residential properties. Homes, townhomes and condos make up the majority of golf properties in the US. In recent years, the concept has gone global with golf communities stretching from Dubai to Australia. Legendary golfers such as Jack Nicklaus, Arnold Palmer and Greg Norman have played a key role in the increased rate of development through partnership with national and global home builders including Lennar, Toll Brothers, and others.

Real Real soon now

The phrase “real soon now” (RSN, often capitalized as “Real Soon Now”), originally used in the science fiction fanzine community, was popularised by Jerry Pournelle’s “Chaos Manor” column in BYTE magazine. RSN is described as:

  • supposed to be accomplished real soon now according to somebody, but the speaker is quite skeptical. In this sense, when spoken, the vowel in real is drawn out: “reeeeal soon now”.
  • when one’s gods, fates, or other time commitments permit one to get to it (in other words, don’t hold your breath).
  • frequently used to mean “soon, possibly never.”

Besides occurring in many clearly humorous ironic/sarcastic writings, RSN is also sometimes informally used in preliminary software engineering project documentation, along with the more colloquial term ASAP and more formal or serious terms like TBA/TBC/TBD/TBR.

This term is similar in meaning and attitude to the phrase “copious free time”, apparently coined by Tom Lehrer in the intro to his song It Makes A Fellow Proud To Be A Soldier.

The term “Real Soon Now ™,” noting the trademark symbol, has become a fad on the Internet for programmers to express at once that a product is actually coming soon and to make fun of the frequent use of the term Real Soon Now in association with late software releases by falsely claiming a trademark on it.

Estate Elective share

An elective share is a term used in American law relating to inheritance, which describes a proportion of an estate which the surviving spouse of the deceased may claim in place of what they were left in the decedent’s will. It may also be called a widow’s share, statutory share or forced share.

The elective share is the modern version of the English common law concepts of dower and curtesy, both of which reserved certain portions of a decedent’s estate which were reserved for the surviving spouse, in order to prevent them from falling into poverty and becoming a burden on the community.

Currently, the amount to be reserved for a spouse is determined by the law of the state where the estate is located. In most states, the elective share is between 1/3 and 1/2 of all the property in the estate, although many states require the marriage to have lasted a certain number of years for the elective share to be claimed, or adjust the share based on the length of the marriage, and the presence of minor children. Some states also reduce the elective share if the surviving spouse is independently wealthy.

If the spouse claims the elective share, they get that amount, but nothing else from the estate. Obviously, there would be no point in seeking an elective share if the surviving spouse has already been willed more than they would receive under the statute. Furthermore, some assets held by the estate may be exempt from becoming part of the elective share, so their value is subtracted from the total value of the estate before the elective share is calculated.

Some states also permit children of the deceased to claim an elective share.

Estate Pigott Street

Pigott Street forms part of the last phase of the building of the Lansbury Estate in Tower Hamlets, London. The Estate borders Burdett Road on the West. Pigott Street is a road on which there are blocks of housing in the form of apartments (also known as flats).

This plaque commemorates the final building phase.

The housing was completed by the GLC although earlier phases in the Lansbury Estate were implemented by the London County Council.
