Property farm property Specific modulus

Posted in Uncategorized by admin on the March 29th, 2008

Specific modulus is a materials property consisting of the elastic modulus per mass density of a material. The specific modulus is often important in aerospace applications in which maximum strength for minimum weight is required. The dimensional analysis yields units of distance squared per time squared. A related property is the specific strength, a more general term that compares any unit of strength (not just elastic modulus) to its density.

The structural members of the Crew Exploration Vehicle have been specified to be an aluminum-lithium alloy for this property, among others.

Real estate corporation based Abstract of title

Posted in Uncategorized by admin on the March 29th, 2008

An abstract of title is the condensed history of title to a particular parcel of real estate, consisting of a summary of the original grant and all subsequent conveyances and encumbrances affecting the property and a certification by the abstractor that the history is complete and accurate. In the United States, the abstract of title furnishes the raw data for the preparation of a policy of title insurance for the parcel of land in question.

An abstract of title should be distinguished from an opinion of title. While an abstract states that all of the public record documents concerning the property in question are contained therein, an opinion states the professional judgment of the person giving the opinion as to the vesting of the title and other matters concerning the status of the chain of title. Many jurisdictions define the giving of an opinion of title as the practice of law, thus making it unlawful for a non-attorney to do so.

Real estate appraisal is the act of presenting an opinion of the value of a property. There are two main types of appraisal:

    • Fee Appraisal - Appraisal of an individual property by a contracted appraiser who is usually paid a fee. For example, this will be done prior to a loan being issued by a bank, to verify that there is sufficient collateral should the borrower default.
    • Mass appraisal - Appraisal of many properties using a more statistical approach. Usually done by government agencies responsible for setting values for property tax calculations.

There are various approaches to determining the value, including:

    • Market - also known as “sales comparison” - establishing the value based on a comparison of what similar properties have sold for.
    • Cost - Establishing value based on the cost to build that structure new, less depreciation.
    • Income - For commercial properties as well as multifamily residential property (duplexes and apartment buildings), establishing the value based on the income the property generates. For example, Retail space may be valued based on the rental income.

Waterfront homes beach houses Pleasure Beach

Posted in Uncategorized by admin on the March 26th, 2008

Pleasure Beach is a peninsula located off the coast of southeastern Bridgeport, Connecticut, and southwestern Stratford, Connecticut. It is surrounded by water (the Lewis Gut on the north shore, and the Long Island Sound on the south shore.)

From 1892 until the mid-20th century, it was home to a popular amusement park. It also boasts one of Connecticut’s finest beaches. Currently, Pleasure Beach is the home to endangered piping plover birds, and sections of the beach are roped off seasonally to preserve their habitat. There is also an abundance of white tailed rabbits.

Pleasure Beach is now accessible only by foot along the 2-mile-long shoreline, or by boat from the mainland. A wooden bridge from Bridgeport’s East End to Pleasure Beach burned under mysterious circumstances in the summer of 1996. This has severely limited tourist activity to the beach.

There are several dozen cottages on the peninsula. The leasing and ownership of these homes has caused controversy for a decade . These houses, as well as various abandoned buildings, still remain on the island. As of summer 2007, nearly all the cottages are boarded up and bear warning signs to keep away. Pleasure Beach is patrolled by local police, and vandals have been caught through the use of web-cam technology .

Tomkins plc is a British based engineering company headquartered in west London. It is listed on the London Stock Exchange and is a constituent of the FTSE 250 Index. It is also listed on the New York Stock Exchange.

Tomkins was founded in 1925 as F.H. Tomkins Buckle Company, a small manufacturer of buckles and fasteners. In the 1980s and 1990s it became a conglomerate, with interests in industries from food to armaments. In 1998 it decided to streamline and it sold many of its businesses over the next few years. It now has two business groups:

    • Industrial and automotive: the larger business, producing products primarily for the automotive industry.
    • Building products: produces air systems components such as grills and diffusers, and a variety of other products including pipes, baths and windows.

In the 1980s and 1990s the Company embarked on a succession of acquisitions, which rapidly grew the revenue, product range and global reach. Major acquisitions included the US-based Gates Corporation in 1996, which signalled a move into the industrial and automotive markets and the Stant and Schrader businesses that further bolstered this division.

The majority of Tomkin’s sales are made in the United States. Turnover for the 52 weeks ended 1 January 2005 was £2,980.3 million. Profits were £223.4 million before tax and £180.9 million after tax.

Companies formerly owned by Tomkins include Smith and Wesson and RHM.

Posted in Uncategorized by admin on the March 19th, 2008

A subset <math>A</math> of a topological space <math>X</math> has the property of Baire (Baire property) if it differs from an open set by a meager set; that is, if there is an open

    <math>U\subseteq X</math>

    such that

    <math>A\Delta U</math>

is meager (here, Δ denotes the symmetric difference).

If a subset of a Polish space has the property of Baire, then its corresponding Banach-Mazur game is determined. The converse does not hold; however, if every game in a given adequate pointclass Γ is determined, then every set in Γ has the property of Baire. Therefore it follows from projective determinacy, which in turn follows from sufficient large cardinals, that every projective set (in a Polish space) has the property of Baire.

It follows from the axiom of choice that there are sets of reals without the property of Baire. In particular, the Vitali set does not have the property of Baire. Already weaker versions of choice are sufficient: the Boolean prime ideal theorem implies that there is a nonprincipal ultrafilter on the set of natural numbers; each such ultrafilter induces, via binary representations of reals, a set of reals without the Baire property.

The Mo Awards are the longest running annual Australian entertainment industry awards. They recognise achievements in live entertainment in Australia.

The Mo Awards began in 1975, as the New South Wales Star Awards, when local entertainers started the awards to promote live entertainment in New South Wales. When Johnny O’Keefe became chairman in 1976, he decided the awards should become a national awards program. Don Lane then proposed the awards be renamed the Mo Awards in honor of Australian entertainer Roy Rene, who used the stage name “Mo McCackie.”

The award categories are reviewed annually and are adaptive to new trends in Australian entertainment, but categories currently include: musical theatre, opera, classical music, dance, comedy, rock music, jazz, country music, plays and variety shows.

Home buyers and Highest quality is lowest cost

Posted in Uncategorized by admin on the March 18th, 2008

“Highest quality is lowest cost” is a Japanese manufacturing philosophy based on the premise that the highest quality manufacturer will earn a reputation that makes buyers prefer, price being reasonably similar, to buy its goods. This means that the manufacturer will produce more than its competitors, and thus will both have economies of scale and be able to accept a lower profit per unit - thus the highest quality goods will have a lower cost by driving other goods from the market.

From the purchaser’s point of view the highest quality goods will have the fewest problems, and the cost of dealing with a problem far outweighs the slightly extra purchase cost.
