A niche is specialized sector of the property market. Examples include income property, garden real estate, condos, equestrian property, vacation property, farm property, golf property, waterfront homes, beach houses and luxury homes. These are often categories in which potential buyers think about the property they seek. They are also used by real estate marketing companies to reach these types of buyer. In this context a niche describes a specific segment of home buyers and sellers, classified by ethnicity, nationality or socio-economic group (eg social housing or luxury real estate).

In mathematics, in the realm of group theory, a group is said to be perfect if it equals its own commutator subgroup.
The smallest (non-trivial) perfect group is the alternating group A5. More generally, any non-abelian simple group is perfect since the commutator subgroup is a normal subgroup with abelian quotient. Of course a perfect group need not be simple, as the special linear group SL(2,5) (or the binary icosahedral group which is isomorphic to it) is an example of a perfect extension of the projective special linear group PSL(2,5) (which is isomorphic to A5). A non-trivial perfect group, however, is necessarily not solvable.
Every acyclic group is perfect, but the converse is not true: A5 is perfect but not acyclic (in fact, not even superperfect).

Condos equestrian property Debbie McDonald
Debbie McDonald (born August 27, 1954) is an American dressage rider who has competed in the Olympics and many international competitions. She now lives in Hailey, Idaho, with husband Bob, a hunter/jumper rider and trainer. Debbie trains and teaches riders on Peggy and Parry Thomas’ Sun Valley’s River Grove Farm.
McDonald’s first mount was a $250 pony. Due to lack of finances and her father’s health issues, she agreed that she would pay for board if her parents bought it for her. Debbie managed to find a gaited horse trainer at the Orange County Fairgrounds who allowed her to work off her board.
When Debbie was fourteen, she decided to move her pony to a different barn after witnessing her trainer abusively use a whip to try to get the animal to stand on its hind legs. It was through this move that she met her future husband, Bob McDonald. He became her trainer, and she acted as a groom and rode investment horses, giving the profits to her family.
McDonald first rode hunter/jumpers, continuing in that discipline for 20 years until the accumulation of injuries and subsequent surgeries prompted her to switch disciplines. Her success to the top of the sport, competing in the Athens Olympics only 15 or so years after turning to dressage, required a great amount of dedication.
Debbie’s most famous mount is the Hanoverian mare Brentina.

Buyer. Earnest payment
An earnest payment (sometimes called earnest money or simply Earnest, or alternatively a Good-faith deposit) is a deposit towards the purchase of real estate made by a buyer to demonstrate that he/she is serious (earnest) about wanting to complete the purchase. When a buyer makes an offer to buy residential real estate, he/she generally signs a contract and pays a sum acceptable to the seller by way of earnest money. The amount varies enormously, depending upon local custom and the state of the local market at the time of contract negotiations.
In very lively markets (as experienced on the East and West coasts of the US between 2000 and 2005) earnest money deposits could be as high as 5% of the sales price or more. In other communities as little as $500 or $1000 is acceptable.
If the seller accepts the offer, the earnest money is held in escrow by the real estate broker or settlement or Title company until closing and is then applied to the buyer’s portion of the remaining costs. If the offer is rejected, the earnest money is usually returned, since no binding contract has been entered into. If the buyer retracts the offer, the earnest is forfeited. Therefore, it is generally in the seller’s best interest to see as high an earnest money deposit as possible.
In ancient times, the earnest payment was called an earnest penny, and also known as Arles penny, God’s penny, or Argentum Dei. It signified money given to bind a bargain, especially for the purchase or hiring of a servant. Black’s Law Dictionary, Sixth Ed. Another related term was luck money, which was an amount given back to the buyer by the seller on the completion of a deal, for luck.

Ethnicity nationality or Ethnic nationalism
Ethnic nationalism is a form of nationalism wherein the “nation” is defined in terms of ethnicity. Whatever specific ethnicity is involved, ethnic nationalism always includes some element of descent from previous generations. It also includes ideas of a culture shared between members of the group, and with their ancestors, and usually a shared language.
Whereas a purely cultural definition of “the nation” allows people to become members of a nation by cultural assimilation, and a purely linguistic definition seeing “the nation” as all speakers of a specific language would make all those who learned the language members of the nation, the emphasis in the definition of nations (among nationalist movements) since the 19th century has shifted from language, culture, and folklore to a basis in ethnic origin.
The central political tenet of ethnic nationalism is that each ethnic group on earth is entitled to self-determination. The outcome of this right to self-determination may vary, from calls for self-regulated administrative bodies within an already-established society, to an autonomous entity separate from that society, to a sovereign state removed from that society. In international relations, it also leads to policies and movements for irredentism — to claim a common nation based upon ethnicity.
In the scholarly literature, ethnic nationalism is usually contrasted to civic nationalism. Ethnic nationalism bases membership of the nation on descent or heredity - often articulated in terms of common blood or kinship - rather than on political membership. Hence, nation-states with strong traditions of ethnic nationalism tend to define nationality or citizenship by jus sanguinis (the law of blood - i.e. descent from a person of that nationality) while countries with strong traditions of civic nationalism tend to define nationality or citizenship by jus soli (the law of soil - i.e. birth within the nation-state). Ethnic nationalism is therefore seen as exclusive, while civic nationalism tends to be inclusive. Rather than allegiance to common civic ideals, then, ethnic nationalism tends to emphasise shared narratives and common culture. For example, Germany is often cited as an example of ethnic nationalism; German citizenship is open to “ethnic Germans” (e.g. descendents of Germans living in the former Soviet Union).
The theorist Anthony D. Smith uses the term ‘ethnic nationalism’ for non-Western concepts of nationalism as opposed to Western views of a nation defined by its geographical territory.
A nation-state for the ethnic group derives political legitimacy from its status as homeland of that ethnic group, from its protective function against colonization, persecution or racism, and from its claim to facilitate the shared cultural and social life, which may not have been possible under the ethnic group’s previous status as an ethnic minority.
Ethnic nationalism has sustained criticism because of its use by extremists to advocate racist agendas and genocide, such as the case of Nazi Germany and its extermination of millions of Jews and other ethnic and cultural groups during the Holocaust. More recent acts of violence that used ethnic nationalism as a justification include ethnic cleansing such as the Rwandan Genocide in 1994 and the Srebrenica massacre in Bosnia and Herzegovina in 1995.

Danbury is a city in Fairfield County, Connecticut, United States. It has an estimated population as of July 1, 2005 of 78,736.
The city was named for the place of origin of many of the early settlers, Danbury, Essex in England. Its nickname is Hat City because it used to be a center of the hat industry, at one point producing 25% of America’s hats.

History
Danbury was first settled by colonists in 1685, when eight families moved to the area from the area that is now Norwalk and Stamford. The area was then called Paquiaqe by the Paquioque Native Americans. One of the first settlers was Samuel Benedict who bought land from the Paquioque natives in 1685 along with his brother James, James Beebe, and Judah Gregory. The settlers originally chose the name Swampfield for their town, but in October 1687, the general court decreed the name Danbury.
During the American Revolution, Danbury was an important military supply depot for the Continental army. On April 26-27, 1777, the British under Major General William Tryon burned and looted the city. The central motto on the Seal of the City of Danbury is Restituimus (Latin for “We have restored”), a reference to the destruction caused by the Loyalist army troops. The American General David Wooster was mortally wounded near the city of Ridgefield, Connecticut by these same British forces which had earlier attacked Danbury. He is buried in Danbury’s Wooster Cemetery, and the private Wooster School in Danbury is named in his honor.
In 1780, the first hat factory in Danbury was established by Zadoc Benedict, employing three workers and producing 18 hats a week. Danbury was known as “The Hat City” or the “Hatting Capital of the World” during the early 20th Century.
In 1802, Thomas Jefferson wrote a letter to the Danbury Baptist Association, a religious group, in which he used the expression “Separation of Church and State”. It is the first known instance of the expression, which does not appear in the U.S. Constitution, contrary to popular belief. (This letter is on display at the Unitarian-Universalist Congregation of Danbury.)
The first Danbury Fair was held in 1821. By 1869, it became a yearly event and was held until 1981. After 1981, the fairgrounds were demolished to make room for the Danbury Fair Mall.
In 1835, the Connecticut Legislature granted a rail charter to the “Fairfield County Railroad,” but after 15 years, no work had been completed and investment was slow. In 1850, the organization’s vast plans were scaled back and it was renamed the “Danbury and Norwalk Railroad.” Work moved quickly on the 23-mile (37 km) railroad line. In 1852, the first railroad line in Danbury opened, with two trains making the 75-minute trip to Norwalk.
The city of Danbury was incorporated April 19, 1889.
In 1902, the American Federation of Labor union called for a nationwide boycott of a non-union hat manufacturer, Dietrich Loewe, in Danbury. The manufacturer sued the union under the Sherman Antitrust Act for unlawfully restraining trade. The Supreme Court held that the union was liable for damages in 1908. This case is also known as the Danbury Hatters case.
A 60-acre (24 hectares) tract near the Danbury Fairgrounds known as Tucker’s Field was purchased by local pilots in 1928, and leased to the town. This became an airport, which is now Danbury Municipal Airport (ICAO airport code: KDXR).
Connecticut’s largest lake, Candlewood Lake, was artificially created in 1929 where Wood Creek and the Rocky River meet near the Housatonic River. The lake is operated as a hydroelectric power facility by the Connecticut Light and Power Company. In June 2006, Connecticut Light and Power company sold the man-made lake for nine million dollars.
In the August 1988 issue of Money Magazine, Danbury topped the magazine’s list of the best U.S. cities to live in, mostly due to low crime, good schools, and location.
In the late 1990s and early 2000s, Danbury, where I-84 enters Connecticut, was a popular place for out-of-staters to purchase Powerball tickets. Those who live west of the Hudson River now usually find Pennsylvania more convienient for Powerball.

The racial makeup of the city was 76.0% White, 6.8% African American, 0.29% Native American, 5.5% Asian, 0.03% Pacific Islander, 7.6% from other races, and 4.0% from two or more races. Hispanic or Latino of any race were 15.8% of the population.
There were 27,183 households out of which 30.3% had children under the age of 18 living with them, 51.1% were married couples living together, 10.5% had a female householder with no husband present, and 34.2% were non-families. 26.2% of all households were made up of individuals and 8.5% had someone living alone who was 65 years of age or older. The average household size was 2.64 and the average family size was 3.18.
The population was distributed as follows: 21.7% under the age of 18, 10.2% from 18 to 24, 35.4% from 25 to 44, 21.7% from 45 to 64, and 11.0% 65 years of age or older. The median age was 35 years. For every 100 females there were 96.2 males. For every 100 females age 18 and over, there were 94.3 males.
The median income for a household in the city was $53,664, and the median income for a family was $61,899. Males had a median income of $39,016 versus $31,319 for females. The per capita income for the city was $24,500. About 5.9% of families and 8.0% of the population were below the poverty line, including 8.7% of those under age 18 and 8.3% of those age 65 or over.

Government
The chief executive officer of Danbury is the Mayor, who serves a two year term. The current mayor is Mark Boughton-R. The Mayor is the presiding officer of the Common Council, which consists of 21 members, two from each of the seven city wards, and seven at-large (Current councilmembers). The Common Council enacts ordinances and resolutions by a simple majority vote. If the Mayor does not approve the ordinance (similar to a veto), the Common Council may re-vote on it. If it then passes with a two-thirds majority, it becomes effective without the Mayor’s approval. The current Common Council consists of 14 Republicans and 7 Democrats.
Danbury also has four state representatives, Rep. Jason Bartlett D-2nd, Rep. Joe Taborsak D-109, Deputy Speaker of the House Bob Godfrey D-110, and Rep. Jan Gieglier R-138. There is one state senator who is David Cappiello R-24.

The United Hockey League (UHL) expanded to Danbury in 2004. The Danbury Trashers played their first season at the Danbury Ice Arena in October 2004. Among those on the roster included Brent Gretzky (brother of hockey legend Wayne Gretzky) and Scott Stirling (son of former New York Islanders coach Steve Stirling). Scott’s older brother, Todd, coached the Trashers in the 2004-2005 season.
On June 9, 2006 the owner of the Trashers, James Galante, was arrested as part of a federal investigation into illegal practices in the Connecticut garbage industry. Team executives were also charged with fraud as it was alleged the owner illegally subsidized players and violated the league salary cap. The club folded due to the ongoing investigation and lack of teams within close proximity to them.
As of 2006 a new team was created to occupy the ice arena, the New England Stars were formed to represent Danbury in the North Eastern Hockey League. The teams colors are red, black and gold.
Danbury High School carries a strong athletic tradition. They are perennial powers in: wrestling, boys and girls track and field, boys cross country, baseball, basketball, and football. The wrestling, cross country, and track teams have all numerous state titles and New England championships. All three programs are considered to be nationally ranked annually.
Transportation
Danbury is the terminus of the Danbury branch line of the MTA Metro-North Railroad which begins in Norwalk. The line was first built by the Norwalk and Danbury Railroad which was later bought by the New York, New Haven & Hartford Railroad Company. Danbury was an important junction between the Danbury Branch and Maybrook Line. The Maybrook line was the New Haven’s main freight line which terminated in Maybrook, New York, where the New Haven exchanged traffic with other railroads. After the ill-fated Penn Central took over the New Haven, the Maybrook line was shut down when a fire on the New Haven bridge over the Hudson River made the line unusable. Many believe the fire was set by Penn Central to reroute that freight traffic over their Boston & Albany route to the north. Today, the historic station is part of the Danbury Railroad Museum. The Providence and Wooster Railroad, along with the Housatonic Railroad provide local rail freight service in Danbury.
Local bus service is provided by Housatonic Area Regional Transit (HART).
The city is also the location of Danbury Municipal Airport (DXR).

Associates Inc. Gabby (cartoon)
Gabby was a Max Fleischer animated cartoon series distributed through Paramount Pictures. Gabby was the town crier in the 1939 animated feature Gulliver’s Travels produced by Fleischer. Paramount and Fleischer saw fit to give Gabby his own Technicolor cartoon series, nine entries of which were produced between 1940 and 1941. Gabby was voiced by Pinto Colvig, the voice of Walt Disney’s Goofy.
The Gabby cartoons were sold to U.M.&M. T.V. Corp. in 1955, which later became part of National Telefilm Associates. Today, the Gabby cartoons are owned by CBS Paramount Television (for television release) and original distributor Paramount (for theatrical and home entertainment distribution). However, most Gabby cartoons can be found in faded public domain television prints, usually featuring National Telefilm Associates openings.

Housing or Wyndford
Wyndford is an area of the city of Glasgow, Scotland. Located in the Maryhill district in the Northwest of the city, Wyndford is bounded by Maryhill Road to the north and the River Kelvin to the south. The area comprises ex-council housing that is typical of that which was built throughout Glasgow in the 1960s and 1970s. The houses are now mainly run by a local housing association.
It is built on the site of the former Glasgow city barracks, hence many local people colloquially refer to the area as “the Barracks“. These barracks were built in 1876 when the Glasgow barracks were moved from the city’s east end to this site, despite the fact that Maryhill was technically not part of the city at the time, as it was then a politically independent burgh. Home to the Highland Light Infantry, after the barracks closed the site was chosen for the Wyndford housing scheme (the Glaswegian term for housing estate). The former barrack’s walls and gatehouse are still in place though, and they form a perimeter around the Wyndford estate.
The footballers Charlie Nicholas and Jim Duffy are both originally from the Wyndford area.

Niche Irish Spring
Irish Spring is the name of a well-known deodorant soap, first marketed by the Colgate-Palmolive company in 1972.
As the name would suggest, television advertisements are set in an “Irish village,” with a male townsperson endorsing the product with such slogans as “Fresh and clean as a whistle,” and perhaps most remembered, “Manly, yes,” with a woman piping up, “But I like it too!” Another slogan used in the early 90s was, “The Irish Never Quit”. Several of the television ads also featured a man carving off the side of the soap with a knife to reveal the soap’s striped cross-section.
Up until the 1990s, Irish Spring soap bars only came in one scent (known internally as “Ulster Fragrance”), but the Colgate company has since branched out into several niche varieties and scents. In 2007 Irish Spring body wash was introduced.

Wiiija is a British independent record label, formed in 1988 by staff at the Rough Trade Shop in Notting Hill, London. The name Wiiija is a corruption of W11 1JA, the postcode of the Rough Trade Shop in Talbot Street.
The label was responsible for releases by, amongst others, Cornershop, Huggy Bear, Jacob’s Mouse, Blood Sausage, Free Kitten and Therapy?.

A stock symbol or ticker symbol is a mnemonic used to uniquely identify publicly-traded shares of a corporation on a particular stock market. A stock symbol may consist of letters, numbers or a combination of both. The word “ticker” used to mean “ticker symbol” is specific to U.S. stock symbols.

U.S stock symbol history
In the United States, modern letter-only ticker symbols were developed by Standard & Poor’s (S&P) to bring a national standard to investing. Previously, a single company could have many different ticker symbols as they varied between the dozens of individual stock markets. The term ticker refers to the noise made by the ticker tape machines once widely used by stock exchanges.
The S&P system was later standardized by the securities industry and modified as years passed. Stock symbols for preferred stock have not been standardized [1].

In July 2007, the SEC approved a plan to allow companies moving from the New York Stock Exchange to the Nasdaq to retain their three letter symbols. The change does not apply to companies that have symbols with one or two letters [2].

Interpreting the symbol
Stock symbols are unique identifiers assigned to each security traded on a market. NASDAQ symbols are four or five characters in length, New York Stock Exchange (NYSE) symbols are one to three characters long, American Stock Exchange (AMEX), Philadelphia Stock Exchange (PHLX) and other U.S. stock exchange symbols are two or three characters, and Over-the-Counter Bulletin Board (OTCBB) symbols are four or five. These letter counts apply to the underlying company, but not always to the entire stock symbol. For example, PCG is the three letter symbol for Pacific Gas & Electric Company, which trades on the NYSE. But PCG-D is Pacific Gas & Electric’s preferred D shares, which trade on the AMEX.
Some companies use a well-known product as their ticker symbol. Anheuser-Busch, the brewers of Budweiser beer, uses “BUD” as its three-letter ticker, symbolising its premier product. Genentech uses the symbol “DNA,” relating to their biochemical research, while Southwest Airlines pays tribute to its headquarters at Love Field in Dallas through its “LUV” symbol. Steinway Musical Instruments uses the symbol “LVB”, to honor their favorite composer and pianist (Ludwig van Beethoven). Starting August 27, 2007, Sun Microsystems uses the symbol “JAVA” for its Java programming language.
Prior to the 1999 merger with Mobil Oil, Exxon used a phonetic spelling of the company “XON” as its ticker symbol. The new firm is known as “XOM” (see Hewlett-Packard). AT&T’s ticker symbol is simply “T”; accordingly, the company is referred to simply as “Telephone” on Wall Street (the T symbol is so well-known that when the company was purchased by SBC, it took the AT&T name to capitalize on its history and to obtain the desired single letter symbol).
After Hewlett-Packard merged with Compaq computer, the new firm took on the ticker symbol “HPQ”. (The former firms were HWP and CPQ.)

In the United Kingdom, prior to 1996, stock codes were known as EPICs, named after the London Stock Exchange’s Exchange Price Information Computer (e.g.: “MKS” for Marks and Spencer). Following the introduction of the Sequence trading platform in 1996 EPICs were renamed Tradable Instrument Display Mnemonics (TIDM), but they are still widely referred to as EPICs. Stocks can also be identified using their Stock Exchange Daily Official List (SEDOL) number.
International
Stock symbols are indispensable for stock market work in non-European countries. In countries where Arabic script is used, and in East Asia, translated Roman script versions of company names may be confusing to an unpracticed Western reader; stock symbols provide a simple means of clear communication in the workplace. Many Asian countries use numerical or alphanumerical ticker symbols instead of characters to facilitate international trade.

Housing or luxury Luxury SUV
A luxury SUV is a North American term for sport utility vehicles which have features that resemble other luxury vehicles. They are relatively expensive and have a higher emphasis on comfort and quality than their mainstream counterparts.
Even though luxury SUVs do not necessarily feature more comfort or a higher quality than sedans, they tend to be more expensive than luxury sedans. The top-of-the-line SUVs of American and Japanese luxury car makers out price their flagship sedans. The flagship SUV Cadillac Escalade, for example, has a base MSRP of approximately $57,280, versus $41,991 for the flagship DTS. This scenario, however, does not hold true for European automakers, where the flagship sedans are still priced above the top-of-the-line SUV.

Waterfront Vancouver Maritime Museum
The Vancouver Maritime Museum is a nautical museum in Vancouver, Canada. It is located just west of False Creek on the Vancouver waterfront. The main exhibit is the St. Roch, an historic arctic exploration vessel. The museum also has extensive galleries of model ships, including one with historic model ships built entirely from cardboard or paper, There is a workshop where visitors can watch craftsmen build models.
The museum was built around the St. Roch. She is enclosed in an A-frame, which, unfortunately, has not proven to be the ideal structure for her preservation or display. The St. Roch needs some conservation work. Also, her protective structure needs to be replaced with a larger structure with better climate control.

Captain George Vancouver Special Exhibit
In 2007, the museum featured a special exhibit of a series of paintings documenting Captain George Vancouver’s famous voyages to the Pacific Northwest. The exhibit was in honor of the 250th anniversary of Vancouver’s birth.

An Internet Data Exchange (IDX) is a real estate property search site which allows the public to conduct searches of approved Multiple Listing Service properties in a certain area.
Site users generally gain the benefit of anonymous property searching and review. IDX sites usually provide less detailed information than the full Realtor Multiple Listing Service, limiting the data to that which is deemed publicly accessible. The benefit to realtors is that users of their IDX web site can search freely, establish some confidence, and qualify themselves before contacting the realtor.
Certain rules apply to the real estate companies’ ability to display each detail about a property. These “display rules” are set by the Multiple Listing Service organization, which generally forms its policy around the recommendations of the National Association of Realtors.
IDX policy is nearing its replacement by a new Internet Listing Display policy being formed by the National Association of Realtors.
A common and standard data exchange protocol for IDX information is the Real Estate Transaction Specification or RETS.

Intangible property, also known as incorporeal property, describes something which a person or corporation can have ownership of and can transfer ownership of to another person or corporation, but has no physical substance. It generally refers to statutory creations such as copyright, trademarks, or patents. It excludes tangible property like real property (land, buildings and fixtures) and personal property (ships, automobiles, tools, etc.). In some jurisdictions intangible property are referred to as choses in action. Intangible property is used in distinction to tangible property. It is useful to note that there are two forms of intangible property - legal intangible property (which is discussed here) and competitive intangible property (which is the source from which legal intangible property is created but cannot be owned, extinguished, or transferred). Competitive intangible property disobeys the intellectual property test of voluntary extinguishment and therefore results in the sources that create intellectual property (knowledge in its source form, collaboration, process-engagement, etc) escaping quantification.
Generally, ownership of intangible property gives the owner a set of legally enforceable rights over reproduction of personal property containing certain content. For example, a copyright owner can control the reproduction of the work forming the copyright. However, the intangible property forms a set of rights separate from the tangible property that carries the rights. For example, the owner of a copyright can control the printing of books containing the content, but the book itself is personal property which can be bought and sold without concern over the rights of the copyright holder.
In English law and other Commonwealth legal systems, intangible property is traditionally divided in pure intangibles (such as debts, intellectual property rights and goodwill) and documentary intangibles, which obtain their character through the medium of a document (such as a bill of lading, promissory note or bill of exchange). The recent rise of electronic documents has blurred the distinction between pure intangibles and documentary intangibles.
